I just realized I have never posted a poll, so here we go.

The toilet is taking too long to refill and sometimes the flapper fails to seal, causing a slow but constant running water situation.

I need to trek over to the Home Depot, get one of those $20 kits, have Mrs. jaytex remove her vast shelf full of stuff obstructing the work area and make sure there is enough beer for the operation.

What is the proper course of action?

I'm all for replacing it but the only question is when. That answer hinges on many things that only you can answer. Does it take too long to refill when you need to double flush before and after the paperwork? That would irritate me. Is your wife making life miserable, bitching about it? Etc.

My toilets are all in corners where I end up beating myself to death doing anything to them. I had to replace the hose to one last year, and ended up in traction with two black eyes and a bloody nose.

Completely rebuild the components inside the toilet with new parts. Replace the supply line from the wall to the tank. Perhaps, replace the shut off valve.
