I'm sorry but there is a lot of bad or false information there. I owned a GC Company that mostly did insurance restoration work for 15 years. Technically, I still own it but my Son runs it. Do some of the things you mention happen from time to time? Absolutely. Are they the norm? Absolutely not.
Well. it happened to my parents, it happened in a house I rented, and it almost happened to my house, but I caught the bastard. So, from my limited experience, it's commonplace.

I do agree with number 2 100%. But people choose to go with out of towners because of money and often end up regretting it.

Most Agents are motivated by money for you not to file a claim. And many of them give bad policy advise and couldn't find their ass with both hands if they had a mirror between their feet.
I guess I've been lucky. Never had a claim denied or f'd around with, and my agent(s) have always been helpful. Maybe that's what you get living in the country, I don't know.

You cannot compare TPO rubber roofing to the typical asphalt roofing. Most asphalt roofing (shingles) do not require being installed by one of their pro contractors to receive a warranty. Many manufacturer's offer a paid for extended warranty through their Pro Contractors. Which is mostly a scam as who really needs a 50 year vs 30 year warranty? And the reality is, getting a warranty claim approved by a manufacturer is like pulling hen's teeth.
We did have a minor warranty issue after about ten years, and it was taken care of, relatively painlessly (painless would be if the problem never happened). Too bad about the asphalt shingle warranties.

That's my experience, but I know yours differs.

I live in the country and have a great insurance agent/agency. Never had a claim denied and they provide great advice and free coffee. The advice often results, if followed, in reduced rates while improving coverage. I wonder what drives a person to stay with an agency/doctor/lawyer they do not like/trust. Money? Bad risk? One needs to do their due diligence when selecting a professional. Are they bonded/insured? Good references? Have you seen their work? Be it insurance, roofer, etc.

The world is full of easy marks. That's why it's also full of people looking to take advantage of such marks.

As I was taught at an early age, "Do the damned work! Protect yourself." Your wallet and self-esteem will appreciate your efforts.

Words to win by.

When we bought this house in 1998, it had a built-up asphalt, low pitch roof on it with about 4 layers of history. Since I didn't have the money to replace it, I looked over a list of tradesmen that the previous owners had written up over the 50 years that they were here. I found it under a leaky radiator. The roofer listed was only a few miles away, He came out, told me some stories about the previous owners (everybody loved them), then replaced a 4x8 section of decking and roof for $350. Didn't try to sell me a new roof, but instead gave me maintenance advice that kept us dry for another 15 years until we could afford a totally new roof.

We leveraged our local roofer to find a plumber, excavator, septic installer and electrician, all local. All knew the previous owners, all did right by us. In turn, I recommended them to my neighbors.

Living in the country most often does make a difference in my experience. Again, your TPO roof probably cost 3 times what asphalt shingles would for comparable size. There's probably 10,000 x more asphalt shingles installed each year vs TPO. Apples to bananas comparison.

TPO is what we have now, and haven’t had any real issues with it, either in getting estimates, installation or maintenance. My experience with shady contractors was with asphalt and bitumenous built up. I don’t think there’s a cause and effect there, though. Theives go where the marks and money are.

TPO is a different, more difficult install. The consequences of doing it wrong are most often immediately evident. So you're not going to have as many out of town fly by night outfits trying to do it. Almost any hack and slap on an asphalt shingle roof, caulk the crap out of the openings and it won't leak. For 6 months to 2 years. To the untrained eye, probably wouldn't know the difference when it is being installed and shortly thereafter.

You got that right.
My dad and I re-roofed their house in the mid-70’s. We had no idea what we were doing. Did it on the hottest day of the year. Nailed it all by hand. That roof lasted until they sold the house 30 years later. You really have to do some sorry-assed work to screw up a simple (but very strenuous) job like that.
