Thanks again guys - the well wishes are very much appreciated. Today (if the 10 inches of snow doesn't prevent it) we should have some estimates on a new boiler plus what loans we can get to pay for it.

Welcome back. I just returned after a hiatus as well. Totally understand the financial pressures- we were used to my wife working, but we moved and she hadn't had a job for 6 months. Finally went back to work as an RN last week so that is helpful!
