Stan, sounds like my luck. That would totally ruin my day for sure.
Shockingly, today I do the final walk through inspection and close tomorrow at 11am... assuming, of course, that it doesn't mysteriously burn to the ground or vanish into a mysteriously earthbound black hole, either of which sound more likely than closing without incident, as this would be my luck. If Friday morning arrives with movers I'll be positively stunned. I'm not holding my breath.

 
Yeh, I had a friend who bought a house in St Petersburg, FL, and a month after closing, half of the house sunk into a sink hole. Their insurance company fought them for several years, but eventually, they got out of the contract. Their livingroom was three feet lower at one side, and their stairwell was split in two, and they had to live in that thing for years while fighting to get out. The house had a giant crack down the center that was more than a foot in places, so they called it their crackhouse.
Just think, it could always be worse.

Amen. Glad you have a roof and ownership. One precept for others facing the challenge of buying a home. Under no circumstances hire as a realtor or inspector any friend or relative of a friend, or anyone you would not feel comfortable firing for any reasonable cause, like no activity or showing you properties that in no way fit your description. You must be able to let go of an agent at will. Otherwise you will not end up with the place you want, and/or you will be phoned and called a Judas, on and on, blah-blah-blah. All the agent wants is the commission; they don't care if they sell you a chicken coop ... indeed they hope you will buy it and then have to soon trade again. Cha-ching.
